This full-time position is designed for individuals who thrive in both field and office settings, offering a hybrid role that requires hands-on involvement as well as administrative oversight. Please note, this vacancy is not a remote position and is based in San Antonio, exclusively covering the San Antonio market without the requirement for travel between markets.
Duties and Responsibilities
- Conduct thorough walk-throughs of units at intake to document conditions, validate scope against TKC’s established Scope of Work, and confirm applicability of standard service bundles.
- Create accurate, priced estimates using the TKC Standard Pricebook in Service Fusion, ensuring standardized pricing across all jobs with no need for per-job contractor price negotiations.
- Issue detailed work orders to contractors from TKC's network, clearly specifying scope, photographic evidence, and expected timelines.
- Schedule and dispatch contractors efficiently through Service Fusion, coordinating closely with property managers to facilitate access and timing.
- Source, vet, and onboard local contractors to maintain a competitive and skilled contractor bench specific to the market.
- Perform stringent quality control checks on completed units to verify the fulfillment of the agreed scope before proceeding to invoicing.
- Manage supply levels of materials from TKC’s wholesale suppliers, track inventory in TKC containers, coordinate restocking activities, and ensure that crews experience no delays due to material shortages.
- Review and handle change orders for out-of-scope tasks, standardizing pricing from by-estimate benchmarks and escalating issues only when they exceed set thresholds.
- Maintain meticulous unit-level reporting through Service Fusion, providing comprehensive weekly status reports to superiors.
Requirements
- Minimum of 3 years’ experience in construction, maintenance, or related fields within property services, with a preference for backgrounds in multifamily make-ready or property management.
- Demonstrated capability to operate effectively both in-field (conducting scope and quality assessments) and in-office (estimating, order management, and reporting).
- Strong familiarity with contractor management, including previous experience working with, supervising, or being a contractor, with the ability to evaluate work scope critically and manage contractor relations firmly.
- A systematic approach to work; adept at utilizing software systems to enhance business processes and reliability. Prior experience with Service Fusion is advantageous but not mandatory, as training will be provided.
- Possession of a valid driver’s license and reliable personal transportation suitable for frequent local travel between work sites.
- Proficiency in both English and Spanish is highly beneficial, reflecting the diversity of the contractor labor pool.
