Fortiva Residential is excited to announce an opening for a full-time Leasing Agent. This position, essential to our day-to-day operations and financial success, is based in our vibrant residential community. The role focuses on delivering an exceptional leasing experience to potential and current residents, fostering relationships, and supporting community initiatives. Please note that this is not a remote job, requiring the successful applicant to be on-site to manage tasks effectively and engage directly with the community and its members.
Duties and Responsibilities
- Greets prospects warmly and professionally, presenting the community in a positive manner.
- Conducts tours of the community, explains features and benefits, and follows up with all leads to drive occupancy.
- Processes rental applications in accordance with company criteria and ensures thorough and timely documentation.
- Prepares lease files, renewals, addenda, and move-in documentation, maintaining high levels of accuracy and professionalism.
- Posts marketing content and updates listings on platforms such as Apartments.com and Zillow to attract new residents.
- Manages incoming calls, emails, and online inquiries, providing prompt and informative responses.
- Provides excellent customer service to current residents, addressing queries and concerns with speed and effectiveness.
- Assists with planning and execution of resident events, retention programs, and surveys to enhance community engagement.
- Inputs and updates data in property management software (AppFolio), ensuring that all information is current and accurate.
- Stays informed about market conditions and competitor activity to strategically position our community favorably in the market.
- Maintains the leasing office and model units in clean, presentable condition, ensuring they are ready for tours and inspections at any time.
- Ensures compliance with Fair Housing and company policies at all times.
- Participates in setting and achieving weekly or monthly leasing goals and key performance indicators (KPIs).
- Performs other duties as assigned to support the leasing department and community operations.
Requirements
- High school diploma or equivalent required; further education is a plus.
- Prior leasing or customer service experience preferred to ensure high-quality interactions and results.
- Strong communication and sales skills, capable of effectively securing lease agreements and promoting the community.
- Proficiency with computers and property management software, with a preference for experience using AppFolio.
- A basic understanding of Fair Housing regulations; training will be provided to ensure deep comprehension and compliance.
- The physical demands of this job include frequent walking to show units, occasionally lifting items up to 25 lbs, and the ability to work weekends or extended hours as needed to meet business needs.
