Job Description

Fortiva Residential is excited to announce an opening for a full-time, HVAC Certified Maintenance Technician at one of our premier apartment communities. This essential role is perfect for a technician skilled in HVAC systems and interested in ensuring the comfort and safety of our residents. This is not a remote position; the successful candidate will work onsite to manage and execute maintenance tasks proficiently.

As an HVAC Certified Maintenance Technician, you will work closely with the property management team to preserve the integrity and aesthetics of the community. This position demands a proactive, knowledgeable, and reliable individual who is committed to providing exceptional service in maintaining residential environments.

Duties and Responsibilities

  • Complete service requests within 24 hours to ensure resident satisfaction.
  • Participate in community improvement plans and preventative maintenance programs.
  • Perform trash-outs and make-readies, preparing units for new residents promptly.
  • Change locks and make keys as needed.
  • Move heavy appliances and equipment as required, ensuring proper handling and safety.
  • Diagnose and repair maintenance issues daily, including emergency situations.
  • Maintain common areas and grounds, keeping them neat and free of litter.
  • Ensure security by keeping storage areas and vacant units locked when not in use.
  • Adhere to laws and regulations regarding handling and disposal of hazardous materials.
  • Maintain a courteous demeanor with residents, colleagues, and vendors.
  • Assist with resident functions as required.
  • Prompt and regular attendance, with availability for emergency calls and after-hours service.
  • Responsible for remaining updated on current best practices concerning maintenance and safety protocols.
  • Perform additional duties as assigned by management.
  • Travel to other properties within the geographic area may be required.
  • Answer 24-hour maintenance emergency calls as needed.

Requirements

  • Universal type EPA Certification highly preferred.
  • HVAC Certification preferred.
  • Minimum of 1-year experience in apartment or similar field maintenance.
  • High school diploma or equivalent; professional knowledge of trade/maintenance disciplines required.
  • Must possess and maintain a valid driver's license applicable to the property requirements.
  • Physical ability to be on feet (66% to 100% of the time).
  • Capability to perform physical activities like bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing, pulling, reaching above the shoulder, and lifting/carrying items weighing up to 150 lbs.
  • Finger dexterity for handling tools and performing repairs is essential.
  • Must have reliable transportation and means of communication for emergency situations.
