Job Description

Fortiva Residential is excited to announce an opening for a Maintenance Technician to join our dynamic team in Pinellas County. This is a Full-Time position that requires a dedicated individual who can provide superior maintenance skills to uphold the quality and comfort of our residential properties. Please note that this is not a remote job, and the selected candidate will be expected to work onsite.

As a Maintenance Technician, you will play a vital role in ensuring our properties remain in excellent condition, providing both functional and aesthetic value to our residents.

Duties and Responsibilities

  • Perform routine and emergency maintenance of all kinds, including fixing hazardous conditions, promptly ensuring safety first.
  • Conduct inspections and repairs to electrical and plumbing systems, guaranteeing they function properly and meet safety standards.
  • Install and troubleshoot appliances and systems where necessary, displaying a sound understanding of various mechanical operations.
  • Maintain HVAC systems, engaging in cleaning, adjustments, and problem resolution, thereby ensuring a comfortable environment for tenants.
  • Carry out refurbishing projects throughout the property, applying painting and make-ready skills to enhance apartment aesthetics.
  • Respond quickly to requests from tenants and the management team, providing exceptional customer service and effectively communicating technical information in an accessible manner.
  • Schedule and perform preventative maintenance tasks, aiming to reduce breakdowns and extend the lifespan of property facilities and equipment.
  • Collaborate with external contractors when specific, specialized interventions are required, overseeing their work to ensure it meets Fortiva Residential’s standards.
  • Maintain accurate records of maintenance work undertaken and inventory used; utilize technology platforms for record-keeping.
  • Ensure compliance with all national, state, and local regulatory requirements within the scope of property maintenance.
  • Participate in on-call rotations for emergency repairs outside of typical work hours, demonstrating flexibility and commitment to resident satisfaction.
  • Contribute to team efforts by accomplishing related tasks as needed, ensuring collective goals related to property maintenance are met promptly and thoroughly.

Requirements

  • Proven experience as an apartment maintenance technician or similar role, with a strong background in residential property maintenance.
  • Technical certifications in HVAC, electrical, and or plumbing trades, signifying specialized proficiency in maintaining critical building systems.
  • Advanced skills in a variety of maintenance tasks including make-ready processes for apartments, painting, and general repairs.
  • Ability to understand and follow complex instructions, schematics, and blueprints to accurately address maintenance issues.
  • Strong problem-solving skills coupled with the ability to work both independently and as part of a team.
  • Exceptional organizational skills, including the capability to manage multiple tasks simultaneously and adapt to changing priorities.
  • Excellent interpersonal and communication skills to effectively interact with tenants, colleagues, and management, ensuring smooth operation of all maintenance activities.
  • Physical stamina and dexterity necessary for strenuous and sometimes hazardous job duties.
  • Availability to participate in emergency on-call rotations and work non-traditional hours when necessary.
  • A commitment to ongoing professional development and staying current with the latest industry trends and safety regulations.
  • A valid driver’s license and reliable transportation, as travel between multiple sites may be required.
