Maintenance Job Opening at New England Family Housing

Job Description

New England Family Housing is excited to announce a job opening in our Maintenance department. This full-time position offers a proactive and skilled individual the opportunity to join our dedicated team in maintaining the high standards of our residential properties. This role is based on-site and is not a remote job, requiring the successful candidate to be hands-on in addressing the diverse maintenance needs of our facilities. We have properties throughout New Hampshire including Claremont, Berlin, Franklin, Rochester, Bristol, and Tilton. 

The ideal candidate will be integral in ensuring all our housing units and common areas are maintained to the highest quality standards. Through effective maintenance practices, the occupant of this position will play a crucial role in enhancing tenant satisfaction and preserving the value of properties within the New England Family Housing portfolio.

Duties and Responsibilities

  • Receive directions based on maintenance requests and effectively execute required repairs or replacements across various situations and property parts.
  • Regularly inspect buildings, equipment, systems, and facilities to identify repair or replacement needs to prevent unexpected breakdowns and ensure operational efficiency.
  • Carefully perform minor to moderate interior and exterior maintenance duties, including but not limited to plumbing, carpentry, electrical fixtures, and HVAC systems.
  • Engage in painting apartments and common areas, ensuring tasks are completed neatly and within planned timelines.
  • Carry out basic construction tasks, including drywall installation and minor structural repairs that do not require professional licensing.
  • Handle landscaping duties such as grass cutting, garden maintenance, and cleanup operations to enhance the external appearance and safety of properties.
  • Efficiently remove fallen trees, shovel walkways, stairs, and entrances during and following adverse weather conditions to ensure safety and accessibility.
  • Remove, replace, and install appliances as needed while ensuring compliance with all safety standards and regulations.
  • Interact respectfully and professionally with tenants, addressing their maintenance concerns promptly and courteously.
  • Maintain accurate records of all maintenance activities and repairs, adhering to budget constraints and operational protocols.

Requirements

  • Proven experience in maintenance or a similar role, with expertise in handling a broad range of repair tasks.
  • Ability to troubleshoot and implement effective solutions for needed repairs.
  • Strong interpersonal skills with the capability to interact positively with tenants.
  • Must possess a valid driver’s license and have access to a reliable vehicle for job-related duties.
  • Must be skilled in painting with the ability to complete projects in a neat and timely fashion.
  • Basic knowledge of construction principles, including drywall handling and minor repair works.
  • Ability to perform exterior maintenance tasks such as cutting fallen trees, shoveling walkways, and conducting landscape repairs as needed.
  • Competence in removing and replacing appliances, with an understanding of proper installation techniques and safety regulations.
  • High school diploma or equivalent; further training or certification in maintenance or related fields is preferable.
  • A strong commitment to sustainable maintenance practices and understanding of safety compliance and regulations in a housing environment.
